Tourist home, countertop business before zoning board of adjustment

A tourist home and a countertop business in residential areas are among items before the Butte-Silver Bow Zoning Board of Adjustment next week.

Zoning officials also will consider applications for substandard lots in the 1000 block of West Woolman Street and construction of a 6-foot-tall chain-link fence at 610 Sampson St.

Planning staff is recommending approval of all four applications with conditions.

Here's a look at the applications before the zoning board:

  • Philip Garcia has applied for a variance to create two substandard lots, each approximately 3,000 square feet and varying from the minimum lot area requirement of 6,000 square feet, and one lot without street frontage. The property is located on the south side of the 1000 block of West Woolman Street.

  • Philip and Kara Carey, 3485 Quincy St., are applying for a variance to locate a countertop business in their attached garage in a residential area. The proposed home occupation would involve fabricating non-toxic acrylic or polyester solid-surface countertops in their garage, according to planners. All sales would be made at the customer's home. Tools used in construction of the countertops include routers, table saw, sanders, clamps, adhesives and circular saws.

  • Bernie Brophy of Butte Granite Land Holdings is seeking a variance to build a 6-foot-tall screened chain-link fence, varying from the 4-foot height requirement. The property is located in a residential zone at 610 Sampson St. Brophy is proposing to erect fencing around the property perimeter with landscaping in the boulevard between the fence and curb, similar to existing landscaping at Butte Granite Works.

  • Laura Lee Dunlap, 1421 W. Gold St., has applied for a special-use permit for a tourist home in a residential zone at 1110 W. Broadway. The home is proposed to be available for nightly or weekly rentals. Dunlap told planning staff she would rent the house to one group at a time with a maximum number of four people. Staff concluded the home would have a minimal impact on the surrounding neighborhood.

    The zoning board meets at 5:30 p.m. Thursday on the third floor of the courthouse, 155 W. Granite St.
